<p class="wp-block-paragraph">Florida’s housing market continued its positive momentum in July 2026, with closed sales and new pending activity rising year-over-year for both single-family homes and condo-townhouses. Median sales prices also moved higher or held steady, reflecting ongoing buyer interest and solid demand across the state.</p>



<p class="wp-block-paragraph">Market conditions remain favorable overall, though they continue to vary by community, price point, and property type.</p>



<h3 class="wp-block-heading">Closed Sales</h3>



<p class="wp-block-paragraph">Florida’s existing home market stayed solid through the end of July 2026, recording 33,295 statewide closed sales, a 6.2% year over year increase.</p>



<p class="wp-block-paragraph">Luxury activity remained especially robust, with sales of homes priced at $1 million and above climbing 28.1% from a year earlier and approaching record levels. This marked the eighth consecutive month of double digit growth in the luxury segment.</p>

<h3 class="wp-block-heading">Median Sales Prices</h3>



<p class="wp-block-paragraph">Since mid 2023, Florida’s median home prices have held remarkably steady, moving only modestly even as mortgage rates and seasonal demand have shifted.</p>



<p class="wp-block-paragraph">During July 2026, the statewide median price for existing homes rose 2.7% year over year to $385,000, remaining close to the all time high of $394,900 reached in June 2024.</p>



<p class="wp-block-paragraph">The luxury segment stayed strong as well, with the median price for homes $1 million and above increasing 2.9% year over year to $1,250,000.</p>

<p class="wp-block-paragraph">Florida’s active housing inventory continues to tighten, falling 13.2% year over year in July to 166,046 units. This marked the sixth consecutive month of declines.</p>



<p class="wp-block-paragraph">Although inventory remains well above the post pandemic lows of 2022, current levels are still well below the recent high of 204,275 units.</p>



<p class="wp-block-paragraph">Luxury inventory for properties priced at $1 million and above also declined 12.1% year over year to 22,409 units.</p>

<p class="wp-block-paragraph">Closed sales rose 8.4% in July, accompanied by a 5.9% increase in the median sale price. Inventory remains tight, with active listings down 18% year over year to 40,433. New listings fell 10% to 8,643, yet new pending sales increased 1.0%, pointing to continued buyer demand and solid momentum through the summer season.</p>



<p class="wp-block-paragraph">The mix of shrinking supply and steady buyer activity makes for a competitive but still workable market. <p class="wp-block-paragraph">Closed sales in the Orlando Kissimmee Sanford MSA reached 3,588 in July 2026, up 6.2% year over year, while dollar volume climbed 7.8% to $1.8 billion. The median sale price eased slightly by 0.7% to $407,000.</p>



<p class="wp-block-paragraph">Inventory continued to tighten, with active listings falling 5.5% year over year to 15,413. New listings declined 1.8%, while new pending sales rose 6.5%, pointing to healthy buyer engagement.</p>



<p class="wp-block-paragraph">Overall, the Orlando area delivered a solid July, with stronger sales and dollar volume alongside tighter supply. That mix continues to favor prepared sellers while still offering opportunities for motivated buyers.</p>

<p class="wp-block-paragraph">The Tampa St. Petersburg Clearwater MSA remained one of Florida’s softer major markets in July. Closed sales slipped again, falling 0.3% year over year to 4,753, yet total dollar volume still rose 5.1% to $2.3 billion. The median sale price increased 1.9% to $376,000, underscoring continued price resilience despite lower transaction volume.</p>



<p class="wp-block-paragraph">Inventory tightened further, with active listings down 9.3% year over year to 20,375. New listings declined 3.7%, while new pending sales eased 2.3%.</p>



<p class="wp-block-paragraph">Overall, Tampa Bay posted mixed results, with stable to rising prices and tighter inventory. Softer sales momentum suggests buyers remain somewhat more cautious than in the stronger South Florida and Orlando markets.</p>

Despite the slowdown, the median sales price rose 1.4 percent year over year to a March record of $408,800, the 33rd straight month of gains, supported by tight inventory of 1.36 million units (4.1 months supply).</p>

This robust spending growth despite modest price gains indicates buyers are purchasing higher value homes and the market maintains healthy momentum in the spring season.</p>



<p class="wp-block-paragraph">Pricing and supply trends signal a tightening market. The median sale price increased 2.0 percent to 520,000 dollars.  Active inventory declined 11 percent to 45,449 units. Fewer available homes combined with limited new seller activity are creating scarcity that benefits sellers and supports price stability.</p>



<p class="wp-block-paragraph">New supply constraints could heighten competition ahead. New listings dropped 16 percent to 10,639 while new pending sales rose 9.3 percent to 7,870. These figures point to strong buyer interest and a solid pipeline of closings. </p>

<p class="wp-block-paragraph">Florida&#8217;s median home price has shown impressive stability since mid-2023, remaining within a narrow band despite shifting mortgage rates and typical seasonal patterns.</p>



<p class="wp-block-paragraph">In January 2026, the statewide median experienced a modest year-over-year decline to $371,490, the 14th straight month of softening, driven by the ongoing influx of new inventory that has strengthened buyers&#8217; negotiating position and moderated the rapid price appreciation seen in earlier years.</p>



<p class="wp-block-paragraph">At the high end, homes priced at $1 million and above posted a slight 1.3% year-over-year gain, underscoring how increased supply and a more deliberate sales pace are promoting greater equilibrium across Florida&#8217;s housing market segments.</p>

<li class="">Median home price climbed to $405,400, up 0.4% year-over-year; marking 30 consecutive months of annual price increases.</li>

<p class="wp-block-paragraph">Florida&#8217;s housing market is showing encouraging signs of momentum as 2025 draws to a close, with November data revealing year-over-year increases in closed sales, pending contracts, and overall buyer activity; driven by easing mortgage rates. These positive trends signal strengthening demand and position the state for a potential rebound heading into 2026.</p>



<p class="wp-block-paragraph">Statewide, existing-home closed sales increased 3.3% year-over-year, led by single-family homes (up 3.4%) and followed closely by condominiums and townhomes (up 1.6%), according to the latest Florida Realtors® report.</p>



<h3 class="wp-block-heading">Closed Sales</h3>



<p class="wp-block-paragraph">In November 2025, Florida recorded 24,762 closed existing home sales statewide, a modest year-over-year increase driven by single-family homes (up 3.4%) and condo-townhouse units (up 1.6%). While transactions remained well below the spring peak, the typical seasonal slowdown proved milder than in recent years, reflecting resilient buyer interest amid easing mortgage rates.</p>



<p class="wp-block-paragraph">The luxury segment continues to outperform: high-end properties priced at $1 million and above saw strong demand, contributing to sustained activity in premium markets across the state.</p>

This modest softening stems from a steady influx of new inventory, which is empowering buyers with stronger negotiating leverage and tempering the steep price growth observed in previous years.</p>



<p class="wp-block-paragraph">Meanwhile, homes priced at $1 million and above saw a slight 1.7% year-over-year increase, highlighting how elevated supply and a more measured sales pace are fostering greater balance across all segments of the Florida market.</p>

<p class="wp-block-paragraph">Closed sales across the tri-county region increased 8.9% year-over-year, reaching 4,991 transactions and pushing total dollar volume up 12% to $3.9 billion. The median price across all property types remained essentially flat at $495,000, underscoring the moderating influence of expanded supply on seller pricing power.</p>



<p class="wp-block-paragraph">Active inventory continued to rise steadily, climbing 6.7% from the previous November to 47,838 listings, providing buyers with greater options and contributing to the market&#8217;s evolving equilibrium.</p>

<p class="wp-block-paragraph">Existing-home sales declined 1.4% year-over-year to 2,624 closings, while total dollar volume edged up 0.5% to $1.3 billion. The median sales price held flat at $410,000, illustrating how rising supply is being effectively absorbed without precipitating significant price drops.</p>



<p class="wp-block-paragraph">Inventory continued its steady expansion, rising 8.0% from a year earlier. At the same time, new listings fell 5.5%, delivering buyers the healthiest selection in years and guiding the market toward greater balance.</p>
