Housing market Update for July 2026: National Sales Slip, Florida Holds Firm

Existing-home sales decreased 1.7% month-over-month in July to a seasonally adjusted annual rate of 4.06 million units, though they remained 0.7% higher than a year ago.

Key National Highlights:

  • Median home price rose to $434,100, up 2.0% year-over-year, marking the 37th consecutive month of annual price increases.
  • Single-family homes saw prices rise 1.9% to $440,300; condo/townhome prices increased 2.2% to $371,800.
  • Inventory declined 1.9% from June (and 0.6% year-over-year) to 1.54 million homes, remaining at a 4.6-month supply.

Market conditions remain favorable overall, though they continue to vary by community, price point, and property type.

Closed Sales

Florida’s existing home market stayed solid through the end of July 2026, recording 33,295 statewide closed sales, a 6.2% year over year increase.

Luxury activity remained especially robust, with sales of homes priced at $1 million and above climbing 28.1% from a year earlier and approaching record levels. This marked the eighth consecutive month of double digit growth in the luxury segment.

Median Sales Prices

Since mid 2023, Florida’s median home prices have held remarkably steady, moving only modestly even as mortgage rates and seasonal demand have shifted.

During July 2026, the statewide median price for existing homes rose 2.7% year over year to $385,000, remaining close to the all time high of $394,900 reached in June 2024.

The luxury segment stayed strong as well, with the median price for homes $1 million and above increasing 2.9% year over year to $1,250,000.

Active Inventory

Florida’s active housing inventory continues to tighten, falling 13.2% year over year in July to 166,046 units. This marked the sixth consecutive month of declines.

Although inventory remains well above the post pandemic lows of 2022, current levels are still well below the recent high of 204,275 units.

Luxury inventory for properties priced at $1 million and above also declined 12.1% year over year to 22,409 units.

The South Florida Housing Market

Closed sales rose 8.4% in July, accompanied by a 5.9% increase in the median sale price. Inventory remains tight, with active listings down 18% year over year to 40,433. New listings fell 10% to 8,643, yet new pending sales increased 1.0%, pointing to continued buyer demand and solid momentum through the summer season.

The mix of shrinking supply and steady buyer activity makes for a competitive but still workable market. Well prepared sellers continue to benefit from strong interest, while motivated buyers who move decisively can still find opportunities in South Florida’s changing landscape.

The Greater Orlando Housing Market

Closed sales in the Orlando Kissimmee Sanford MSA reached 3,588 in July 2026, up 6.2% year over year, while dollar volume climbed 7.8% to $1.8 billion. The median sale price eased slightly by 0.7% to $407,000.

Inventory continued to tighten, with active listings falling 5.5% year over year to 15,413. New listings declined 1.8%, while new pending sales rose 6.5%, pointing to healthy buyer engagement.

Overall, the Orlando area delivered a solid July, with stronger sales and dollar volume alongside tighter supply. That mix continues to favor prepared sellers while still offering opportunities for motivated buyers.

The Tampa Bay Housing Market

The Tampa St. Petersburg Clearwater MSA remained one of Florida’s softer major markets in July. Closed sales slipped again, falling 0.3% year over year to 4,753, yet total dollar volume still rose 5.1% to $2.3 billion. The median sale price increased 1.9% to $376,000, underscoring continued price resilience despite lower transaction volume.

Inventory tightened further, with active listings down 9.3% year over year to 20,375. New listings declined 3.7%, while new pending sales eased 2.3%.

Overall, Tampa Bay posted mixed results, with stable to rising prices and tighter inventory. Softer sales momentum suggests buyers remain somewhat more cautious than in the stronger South Florida and Orlando markets.
